Balmes 76 residential building

On the top floor of a residential building located in the heart of the Eixample, there are three apartments of relatively small dimensions, each with spacious terraces and excellent city views. The layout includes a single common space that combines the kitchen, dining area, living room, and two bedrooms with their respective bathrooms.

Although the apartment is intended for the rental market, which might suggest standardizing finishes, the choice was made to enhance the virtues typically associated with this type of building. Therefore, the ceilings with beams and wooden planks are left exposed, the original pine wood carpentry inside the apartment is restored, and the aluminum windows are replaced with solid wood ones for the exterior façades. The relationship between the interior spaces and the exterior terrace influences the interior layout.

The simplicity with which the project was executed, avoiding any materials associated with luxury, results in a cozy and functional space.
